Whether new construction or a resale property it is recommended that you have a Mechanical, Structural and Termite Inspection. Where applicable a Pool/Spa, Septic System and/or Sprinkler System Inspection is also recommended.

REMINDERS:
Please remember to have all applicable utilities transferred into your name so as to avoid service disruption. This transfer should be arranged at least 7-10 days ahead of closing and made effective on the date of closing.
Please remember to contact your insurance representative and arrange for a homeowner's policy. You should begin making the arrangements for your homeowner's policy immediately after your offer has been accepted by the Seller. Request that your insurance company send a 'binder' well in advance of your closing date to the Lender and/or Title Company that will be closing your transaction. Should you need assistance with locating a company that is currently writing policies in Texas please contact me promptly.
You will need to bring a cashier's check with you to closing to cover your portion of the settlement costs. You should have the dollar amount you will need to bring 24 to 48 hours prior to closing. You will also need to bring (2) forms of ID which can include your current driver's license or passport. Some transactions may require that you bring your social security card.
